Non expert foreigner in Tokyo... What is market consensus and your own view on Tokyo residential real estate price evolution in the next 2 years ?

Yields in the 6 key wards are now 4% for office and less for retail. Suburbs of low quality and japan wide are giving only 5% cap rates and forign funds are still stacking up in queues to buy..The market is going up and is becoming even more competitive in the short to medium term. we will see another cap compression of 60 to 100 basis points in the next 8 to 12 months. As the market continues this trend - it will become difficult for foriegn funds to succeed as the Japanese with ability to operate quickly at a local level will utilise the market advantage to maintain dominance. Further to this - the pressure on Foriegn funds will result in more unstable decisions made by non real estate wise fund managers -over "trying to survive". We are in the next bubble. The bubble has another 3 years max before popping - but this time will be different as the Foriegners are highly exposed on the bank financing and real estate sides.
Although I'm an agent in France, I try to keep up with what is happening worldwide. There aren't many English language blogs for Japan real estate, so I found yours of particular interest. I hope you do resume.
